Tenant Information

We are here to assist you in the process of renting a property.

We have outlined certain key arrears with some pertinent information to assist you in the process.

Viewing

Once you have identified prospective properties we will arrange viewings that are convenient with all parties and have no issues with out of normal business hours and weekends. Once you have viewed a property our staff can answer any questions you have and advise as required.

Application

Having chosen the property for you, you will be given an application form to apply for the property as well as a general list of what you need to provide to ourselves.

We may ask for addition information at any time throughout the process.

When applying you will be asked for a fee of £200 which is a holding/referencing fee to secure the property subject to contact. We will then carry out referencing and any further checks we deem necessary.

The holding/ referencing fee is deducted from monies owed in fees and 1st months rental.

Refferencing

Harlequin will carry out in house referencing and further checks on prospective tenants and charge a fee to cover this being £288.00 incl. VAT per property application covering all prospective tenants and guarantors which is a non-refundable payment.

We do offer discounts for existing tenants – please contact staff for details.

Contracts

The tenancy agreement will form the contract between parties.
The Tenant may be charged any reasonable and proper costs incurred by Landlord and Agent, should the tenancy agreement not be adhered.

Deposit / Bond

Bond equivalent to one months rental + £100.00.
Higher bonds maybe requested on some properties.

To secure the property additional fee's apply of £240.00 inc VAT. This includes referencing for all prospective Tenants & Guarantors (where necessary).
On any subsequent re-sign there is a £48.00 inc VAT fee, this is to cover preparation of contracts.
If a pet is permitted at the property an additional £100.00 per pet may have to be paid towards the bond.

A charge of £188.00 inc. VAT is chargeable if a Financial Guarantor is required on a property.

Rent

Rents are usually quoted per calendar month (p.c.m).

Also you will be responsible for all utility bills unless you have a written agreement to state otherwise.

The first month's rental will be due prior to your tenancy and then due monthly in advance by standing order.

Interest on late rent will be charged at 8% above Bank of England base rate from date owed to date paid.

If a Tenant is unable to fulfil their tenancy Harlequin will attempt to re-let their property for £350.00 + VAT.  Once the property has been let there would be a further charge of £20% + VAT of the achieved rental + £42.00 contract fee.  Please contact Harlequin to discuss.

Landlords Refference

If required by the tenant we can provide a reference. A charge of £42.00 incl. VAT can be charged.
